Inscription of purchase in the local Land Registry

Once the purchase and mortgage deeds have been signed in the presence of the public Notary the deeds need to be inscribed in the local land registry. If you buy the property without a mortgage the notary will normally take care of inscribing the deeds on your behalf. If you have financed the purchase of the property, the bank will be responsible for inscribing the deeds. The bank has a vested interest in inscribing the deeds as soon as possible in order to protect their guarantee. If the bank is inscribing the deeds they will require the money to cover the cost of the expenses in your account before or at the very latest on the day of signing. If the Notary is taking care of the inscriptions of the deeds they will require the money on the day of signing.

Generally the inscriptions process take up to three months (this can be slightly longer if you have purchased just before the summer holidays, Spanish land registries slow dramatically during the holiday months). Often when calculating the expenses banks will slightly over estimate, as a result once the deeds have been correctly inscribed you will receive a balance payment.
